Trying to find record to link James Jarvis to son Charles Jarvis

James died in Westchester, NY in 1870.  Cannot find a probate anywhere.  Charles died in Iowa and his DC is a hot mess.  Names father as J Jarvis and mother as Betsey Hoit, who is his (Charles') wife!  Charles received  his fathers 1812 Land.  The grant says it was assigned by James to Charles, but I'm not sure where to look for a document. Any suggestions appreciated.
