Title Deeds relating to the manor of Alderstead and Alderstead farm, Merstham, Surrey. Description The property was purchased in 1824 by the Rev.. William John Jolliffe from Helena Shaw Lefevre and her son Charles but the mortgage terms were not assigned until 1830. In 1824 the estate covered 534 a. adjoining the Jolliffe estate in Merstham. The release of 1824 has a full schedule of lands and a map of the estate. It is also endorsed with an appointment by the Rev. Jolliffe to Sir William George Hylton Jolliffe in 1831.

Property

In 1733 the property belonged to George Ballard of Leatherhead, Surrey and his wife Sarah, who mortgaged it several times. George's son George was required to sell the manor in 1749 and by 1760 it was the property of Samuel Nicholson who sold it to Sir James Colebrooke, bt. In 1781 Alderstead manor was enfranchised by James Tattersall, lord of Merstham manor. In 1783 Alderstead was sold to Peter Lefevre by William, Lord Northavon, who appears to have acquired it from Sir George Colebrooke in 1776. The estate passed to Peter's brother John Lefevre of Heckfield Place, Hampshire, and his daughter Helena, wife of Charles Shaw Lefevre who mortgaged it in 1816. The Colebrooke estate was burdened with Crown debt and under an Act of 1815 the purchasers were required to find a share of the debt, Charles Shaw Lefevre paid his share in 1818. In 1821 he bought Deep Mead (2 a.) in Merstham from Richard Roffey of Carmarthenshire.

In the name of God Amen I George Ballard of Leatherhead in the county of Surrey Esquire being by the blessing of God in perfect health and sound mind do hereby make ordain constitute and appoint this my last Will and Testament in manner and form following first I do commit my soul to the infinite mercies of my Lord and Saviour Jesus Christ trusting by them to find acceptance with Almighty God my body I would have decently buried but with as much privacy and as little expense as may be the whole not exceeding £40.00 over my coffin I would have a large black covering instead of a pall of such cloth or stuff as shall be fit to make gowns for the poor of the parish when I am interred and divided amongst three or four of them I would have £5.00 in money given amongst them and such others of the poor of the said parish as my executors hereafter named shall think proper at the time of my funeral next I will and desire that all my just debts be forthwith paid and whereas I have the utmost confidence and assurance of the justice generosity and kindness of my dear wife Sarah Ballard and my dear and dutiful son George Ballard (whom I have hereafter named as my executors) towards my dear children hereafter named I therefore give devise and bequeath all my messuages manors lands tenements and hereditaments with their appurtenances situate lying and being in the parish of Merstham or elsewhere in the said county of Surrey unto my said wife Sarah Ballard her heirs and assigns forever upon condition and nevertheless that if ever my said wife shall think fit to sell the said estate or estates she shall and do pay unto my dear son Reeve Ballard and my dear daughter Carolina Ballard the sum of 1000 pounds to be equally divided between them to and for their respective use and uses and in case my said wife shall not think fit and does not sell the said estate or estates then my will is that she shall and Arthur pay them five and £20.00 apiece annually until such time as she shall pay them the said 1000 pounds and I do hereby charge my said estate at Merstham aforesaid with payment of the same in manner aforesaid and upon condition and my will and intention is that the said devise to my said wife shall be and is in full satisfaction and discharge of a certain covenant I entered into by articles before my marriage with her bearing date the third day of April 1712 whereby I agreed for myself and my heirs executors and administrators to pay unto my daughters in law the sum of 3000 pounds if my said wife should by any writing under her hand and seal devise and appoint the same and in case my said wife shall not accept the said estate before devised to her in full discharge of the said covenant and all the benefits thereof and give such proper releases for the same as Counsell Learned in the Law shall advise then and in such case only I hereby give and devise and bequeath all of the said messuages manors lands tenements and hereditaments with their appurtenances in Merstham aforesaid unto my said son George Ballard and his heirs and assigns for ever to indemnify him against the said covenant and any demand thereon Item I give and devise and bequeath all my messages lands and tenements and hereditaments with their appurtenances situate lying and being in the parish of Shoreham or elsewhere within the county of Kent to my said son George Ballard and his heirs and assigns for ever Item I give and bequeath to my said son George Ballard all that my leasehold (and the unexpired term there in) of the rectory of Shoreham aforesaid held from the Dean and Chapter of Westminster and all my personal estate of what nature and kind or condition so ever which I shall be possessed of or entitled to at Shoreham aforesaid at the time of my death Item I give and bequeath unto my said wife Sarah Ballard all my personal estate of what nature kind or condition so ever (except ready money and securities for money) which shall be at Leatherhead aforesaid at the time of my death Item I give and bequeath all my ready money and monies owing to me upon bond notes or any other securities and arrears of rent (except such as are hereinafter devised and after my just debts are paid) unto my said wife Sarah Ballard and my said son George Ballard to be equally divided between them Item I give and bequeath all my rents due in arrear to me at the time of my death for or on account of my Copyhold estate at Tottenham Leigh Cross in the county of Middlesex to my dear son Robert Ballard to whom the said estate will of rights belong and whereas I have made considerable improvements in the jointured estate of my wife in Bucks and Surrey more than I was obliged to do by her Marriage Settlement which improvements Abraham Wessel eldest son of my said wife being there at law and by virtue of the said Marriage Settlement will enjoy I therefore give and bequeath all such sum and sums of money as are now due and such as hereafter shall grow due and be owing to me from him for my expenses in and about his Board and Education or otherwise unto my said wife and my said son George Ballard equally to be divided between them Item I give and bequeath all such sum or sums of money as are now due and such as shall hereafter grow due and be owing to me from my daughters in law for the several Boards and Education or otherwise unto my said wife Sarah Ballard and she may (if she think fit) release and discharge the same and lastly I do hereby nominate and appoint my said wife Sarah Ballard and my said son George Ballard executors of this my last will in witness whereof I have hereunto set my hand and seal (containing two sheets of paper besides this) the 22nd day of May 1749 George Ballard signed sealed and published in the presence of us John Rogers, Francis Bushell, John Baker[7]
