John held the manor of Spitchwick.[1] His brother Fulk had bequeathed this manor in his will to their uncle Philip FitzWarin for Philip's life.[2] Philip died in 1406.[3] This manor was subject to the manor of Stogursey which was held by the family of his aunt Elizabeth Fitzpayn, wife of his uncle Thomas de Audley.[1]

Douglas Richardson (Royal Ancestry, volume II, page 663 FITZ WARIN 12 & 13) has Blanche & Fulk with just one son, Fulk born 2 March 1361/2, died 8 August 1391.
Fulk did have a brother John. See the source I have on his profile which states: "He died on 3 Oct. [1417]. Fulk Fitzwaryn son of Fulk, son of Fulk his brother, is next heir, aged 14 years and more in the king’s ward." His heir matches up with his great-nephew Fulk born in 1406. As there were several generations of Fulk's, I may have the placement wrong or Douglas Richardson has omitted him. Could you check Richardson's book to see if he has placed him elsewhere in the family?

Then in his great-nephews Devon IPM it states. "John Fitzwaryn was seised in his demesne as of fee of the manor of Spitchwick and on his death it descended to Fulk son of Fulk Fitzwaryn, knight, a minor, as his heir, i.e. son of John's brother Fulk, and was taken into the king's hand, where it remains. The manor is held of Robert Ponynges, knight , of the manor of Stogursey by knight service."
I looked for him before posting and couldn't figure it out. the source says "Fulk Fitzwaryn son of Fulk, son of Fulk his brother, is next heir, aged 14 years and more in the king’s ward"... does seem to argue for a later generation, but Richardson's string of Fulks of the approximate generation(s) only have one son Fulk, no John. And I interpreted the heir being 14 to mean he (the Fulk who was heir) was born 1404 (the ipm being 1418) & WikiTree doesn't have any profiles for a Fulk FitzWarin born 1404.
The age of the heir is approximate. The heir is Fulk FitzWarin (1406 - 1420) as the lands show up on his Devon IPM. John FitzWarin was either his uncle or great uncle.
