Deed

This Indenture made this eighth day of March in the year of our Lord one thousand eight hundred and fifty five between Gabriel Deputy of Nanticoke Hundred County of Sussex and State of Delaware of the one part and John H Colscott of Mispillion Hundred County of Kent and State of Delaware of the other part
Witnesseth that the said Gabriel Deputy for and in consideration of the sum of fifty dollars lawful money of the United States of America to him in hand paid by the said John H Colscott at or before the sealing and delivery of these presents the receipt hereof is hereby acknowledge hath granted, bargained and sold, aliened, enfoeffed, released, conveyed and confirmed and by these presents doth grant, bargain and sell, alien, enfoeff, release, convey and confirm unto the said John H Colscott, heirs and assigns all that certain piece or parcel of land situated in Nanticoke Hundred Sussex County Delaware, bounds and distance whereof are as follows:
Beginning at a Marked Maple a corner of Thomas Watson land and running with said Watson's land formerly John Johnson's land, North thirty three degrees East forty four perches to a Holly a corner for said Watson and Thomas Stayton's land from thence South sixty one degrees East ninety three perches and seven tenths to a Marked Holly in a line of said Thomas Stayton's land from thence South eleven and a half degrees West forty perches to a Maple thence North sixty degrees West one hundred and nine perches to the first named Maple, containing thirty acres more or less, called the Sylott
Also all the land lying in the north and west of the main ditch leading from the Beaverdam up through land adjoining to John Paradee or on the west and Watson's land and running with said Watson's land North eighty eight and ten degrees East seventy four perches to an old White Oak Stump on which is marked by Beach Trees, thence North forty one and an half degrees East fifty five perches to a marked Maple first named above, also all the land I have owned on the North of the ditch running through my field and commonly called the Sylott supposed to be about twenty acres more or less
And all and singular the fixtures, ways, woods, water, water courses, easements, improvements hereditaments, privileges and appurtenances to the said lot, piece, parcel or tract of land belonging or in any wise appurtaining and the services and remainder and remainders, rents, issues and profits thereof and all the estate rights, title in tract-property, claim and demand of him, the said Gabriel Deputy, at law or in equity of to in or out of the same and every part and parcel thereof, to have and to hold the land and premises hereby conveyed and sold or intended to be with the appurtenances to the said John H Colscott, his heirs and assigns to and for the only proper use and behoof of him the said John H Colscot, his heirs and assigns forever
And the said Gabriel Deputy for himself, heirs, executors and administrators doth hereby grant, covenant and agree to and with the said John H Colscott, his heirs and assigns that the land and premises hereby bargained and sold or intended to be with the appurtenances against him the said Gabriel Deputy, his heirs, executors, administrators and against all persons claiming or lawfully to claim by any person of from or under him unto the said John H Colscott, his heirs and assigns , he the said Gabriel Deputy shall and will warrant and forever defend
In witness thereof the said Gabriel Deputy has hereunto set his hand and seal the day and year first herein written

Be it remembered that on the eight day of August A.D. 1855 personally came before me, a Notary Public for the State of Delaware, Gabriel Deputy party to this Indenture known to me personally to be such, and acknowledged this Indenture to be his deed, Given under my hand and seal of Office the day and year aforesaid
