Deed

This Indenture made this third day of Jany in the year of our Lord one thousand eight hundred and twenty nine, between Purnel Hays of Cedar Creek Hundred in the County of Sussex and State of Delaware, yeoman, and Micada his wife, of the one part and William H Stayton, son of James Stayton of Nanticoke Hundred in the County and State aforesaid, of the other part.
Witnesseth: That the said Purnel Hays and Micada his wife for and in consideration of the sum of one hundred and twenty five dollars lawful money of the United States of America to them in hand paid by the said William H Stayton the receipt whereof is hereby acknowledged, and themselves, herewith full satisfied, contented and paid, Have granted, bargained and sold, aliened, remised, released, enfeoffed, conveyed and confirmed, and by these presents do grant, bargain and sell, alien, remise, release, enfeoff, convey and confirm, unto him, the said William H Stayton and to his heirs and assigns forever, all the right, title, claim, interest and further,
property which he, the said Purnel Hays now hath or ever could have either before or after the death of his mother, Rachel Hays, of, in, and unto, all that part of the Real Estate formerly of Nathaniel Hays, Esquire, deceased, and father, to the said Purnel Hays, which was laid off to his widow the aforesaid Rachel Hays, as her Dower therein during her natural life
and is situate in Nanticoke Hundred aforesaid in the vicinity of T Town together with all and singular, the improvements, tenements, privileges, hereditaments and appurtenances, thereto belonging or in any wise appurtaining with the reversions, remainders and profits thereof, To Have and to Hold, the said hereby granted premises viz:
All of his, the said Purnel Hay's undivided portion and future prospect of, in, and unto the Dower laid off to his mother out of his father's Real Estate as aforesaid, unto him, the said William H Stayton, and his heirs and assigns forever, to the only proper use benefit and behoof of him, the said William H Stayton, his heirs and assigns forever
And the said Purnel Hays and Micada his wife do hereby covenant and agree to and with William H Stayton and the said hereby granted premises unto him the said William H Stayton and to his heirs and assigns against the future claim or claims of them, the said Purnel Hays and Micada his wife or of their or either of their heirs and against the claim or claims of all other persons now claiming or hereafter to claim the same by, from, or under him, her, or them, or either of them, shall and will Warrant and forever defend by these presents
In Witness whereof the said Purnel Hays and Micada his wife have hereto set their hands and seals the day and year herein before written

Be it remembered that on the third day of January one thousand eight hundred and twenty nine personally appeared before us, two of the Justices of the Peace, in and for said County of Sussex, the grantors named in the above and foregoing Indenture, Purnel Hays and he, the said Purnel Hays, acknowledged the same to be his act and deed respectively and desired might be recorded as such,
