Notes

The auction conditions are one page of a booklet containing several pages, the rest being accounts. The auction conditions are clearly a copy made for personal notes, most probably by William Huckvale. I have so far only transcribed the auction conditions.

The Document

26th March 1795
Conditions of Sale of a Messuage of Farm-house with the Outbuildings
Backside Garden Orchard and Appurtenances in Over Norton in the County
of Oxford late in the occupation of Mr John Endoll to be sold by Auction this
Day.
1st - The highest bidder to be the Purchaser and if any dispute shall
arise between two or more bidders the Premises to be put up again.
2d - No Person to advance less than Five Guineas at each Bidding
3d - The Purchaser to pay down immediately into the hands of the
Vender a deposit of Ten Pounds per Cent on the Purchase Money and sign
an Agreement for Payment of the remainder on or before the Fifth
day of July - next on having a good Title made by the said Vender
4th - The Purchaser to be entitled to the Immediate possession of the Premises
Except such part as is now in possession of Mr Endoll which will be given upon
the said Fifth Day of July next to which
time all Taxes and Outgoings shall be cleared.
5th - The King's Duty of 3d½ in the Pound to be paid by the Purchaser
into the hands of the Auctioneer immediately after the Sale And the
Conveyance of the Premises by Lease and Release to be prepared at
the Expence of such Purchaser exclusive of the Sum the said Premises
shall sell for.
6th - If the Purchaser shall neglect or refuse to comply with the
above Conditions the Money deposited in paer of Payment shall become
forfeited The Vender shall be at full liberty to resell the said Premises
by Publick or Private Sale and the Deficiency if any by such second
Sale together with all Expences attending the same shall be made good
by the Defaulter at this Sale.
Lastly - If the Purchaser shall object to the Title of the said Premises
through any real Defect and on that account refuse to complete this
said Purchase Then and in that case the deposit money shall be return'd
with lawful Interest for the for the same./-
