This Indenture made the fifth day of August in the year of our Lord one thousand Seven hundred and eighty five George Pearson Between John Smith of the District of Southwark Laborer and Ann his wife which said Ann is one of the Children of Mary the Wife of Francis Garigues the elder late of Philadelphia deceased by Joseph Knowles late of the same place her former Husband of the one part and George Pearson of the same District House Carpenter of the other part. Whereas the said Francis Guarrigues and Mary his Wife by Indenture dated the Sixteenth day of February one thousand seven hundred and fifty four did grant bargain sell and confirm unto Anthony Pearson of the same place Bricklayer A Certain Piece of ground containing in breadth fronting the West side of Front Street of the said City of Philadelphia continued thirty two feet and in Length one hundred and twenty feet Bounded Northward with ground belonging then to William Gray Westward with ground of William Wood and Southward with Land belonging to the said Francis Garrigues Reserving there out the yearly Rent of four pounds lawful money of Pennsylvania payable on the sixteenth day of February in every year as in and by the said Indenture will fully appear Now this Indenture Witnesseth that the said John Smith and Ann his wife for an in consideration of the sum of Twenty six pounds ten Shillings lawful Money of Pennsylvania to them in hand paid at the time of the Execution hereof the Receipt whereof is hereby acknowledged Have and by these presents Do grant bargain sell release and confirm unto the said George Pearson his Heirs and Assigns All that the said yearly Rent charge of four pounds lawful Money of Pennsylvania so as aforesaid reserved by the above recited Indenture which said Rent Charge by a Certain Deed of Partition bearing date the nineteenth Day of October last made between William Cliffton, Thomas Penrose, and George McCaig and Christiana his wife of the one part and the said John Smith and Ann his wife of the other part was allotted and assigned to the said John Smith and Ann his Wife in Part of the Share of the said Ann of the Estate of her late Mother Mary the wife of the said Francis Garrigues ) Together with all and singular the Hereditaments and appurtenances whatsoever to the same belonging and all the Estate Right Title and Interest whatsoever of them the said John Smith and Ann his wife of, in, to and out of the same To have and to hold the said Yeary Rent charge and all and every the Rights Remedies and Re-entries for the recovery thereof unto him the said George Pearson his Heirs and assigns to his and their own proper Use and Behoof for ever And the said John Smith and Ann his wife and their heirs all and singular the herely granted Premises with the appurtenances unto the said George Pearson his Heirs and designs against themselves and their Heirs and against all Persons lawfully claiming or to Claim by through from or under them or either of them shall and will Warrant and forever Defend In Witness whereof the said parties have hereunto set their hands and seals the day and year above written

She the said Ann being first by me separately examined from her said Husband and freely and voluntarily consenting thereto without any compulsion or undue Influence whatsoever In Witness whereof I have hereunto set my Hand and seal the sixth day of August 1785
