“I comit my soul unto the hands of my creator, who gave it, and my body to the earth to be interred at the desecration of my wife and Executor hereafter named. And to such worldly estates, wherewith it hath pleased God to entrusted me, I dispose of the same as followeth.

It is my will that all any first debts and charges of my funeral be paid and discharged by my estate hereinafter named and appointed out of my estate, as soon as convenient maybe after my decease.

First: I give and devise to my beloved wife Mary L Brown- during her life, my dwelling or mentioned house together with one five story framed house in the rear of said dwelling and all the lands, appurtenance, and here (?) thereafter belonging, numbered 1424, said dwelling being on Rode Island Avenue in the city of Washington District of Columbia and (?) and described the ground plat or plan of said City of District, as all of late lettered “D” in there recorded subdivision as made by said Saint Vincent’s Orphanage Asylum, of lots in square numbered two hundred and seven. All of the above designated and described land and houses at the death of my said wife, I devise to my daughter Mary L Brown, Ida May Brown, Jenny Elizabeth Brown, Catherine Brown and Martha Eliza Luella Brown and their heirs and assigns forever to hold the same as tenants in common with this condition that no sale of said property to be made by my daughters until their youngest shall have obtained her eighteenth year of age.

However, should such circumstances arise as to make it necessary and to the interest of a majority my daughters to sell then and in that event the proceeds arising from such sale that would fall to those less than eighteen years of age, the same shall be paid to my executor and executors, and they are directed to deposit such proceeds of minor children, girls, or minor child, girls, in some good and reliable banking house in which not more than 5% annual interest is allowed and deposit, until such child, girl, or children, girls, shall have reached the age of eighteen years, then the principle with accrued interest to be paid to the beneficiary for (?). Should I survive my wife then the foregoing device to my daughters shall remain unaltered.

Second: I demise the following tract of land described that in all my books shall be divided equally all of my surviving children.

Third: All else, the residual and remainder of my estate, effects and monies whatsoever and wheresoever, and what nature and kind soever, which at the time of my decease, or any person or person’s in trust for me, any or are possessed of, or entitled unto, and not in hereinbefore disposed of, I give devise and bequeath unto my wife, (?), executors and assigns, according to the nature and quality thereof respectively, to and for her own use and benefit.

Fourth: I do hereby nominate, constitute and appoint my said wife, Mary L Brown, and my son John L Brown, Jr together with Charles B. Purvis, U.S., and the Rev Thomas M. Ward, Bishop of the M.E. Church to be my executors of this my will and in the event of the death of my wife my son John M Brown, Jr, before the interest of this my will shall be fully executed and performed, then I do nominate, constitute and appoint my oldest son and eldest daughter for the time being, when they shall have attained the age of eighteen years to be executor and executrix of this my will, in place and stead of such two or one, my wife Mary L Brown and my son John L. Brown and with the same power and powers, authority and authorities to all intent.
