IN THE ESTATE - OF THE LATE WILLIAM TUCKERMAN and GEORGE SIMMONS.
The Well-known " Washburton " Dairy Farm,
Being one of the BEST and MOST CONVENIENTLY-SITUATED
in the famed Ulladulla District,
Together with 4 ALLOTMENTS in the HEART of the TOWN of MILTON,
THURSDAY, January 10th, 1895.
CORK has been favored with instructions from JAMES WARDEN, ESQ., of Boolgatta,
Trustee in the above Estate, to sell by Auction at his Rooms, Central Exchange, MILTON,
At 2 o'clock p.m. ON THE ABOVE DATE,
That magnificent and highly improved Dairy Farm, at present occupied by James
Simmons, Esq., and known as WASHBURTON, being only three miles from
Milton, and two from the Shipping Port of Ulladulla; conveniently sub-divided into paddocks, and containing abundance of permanent water; and consisting of 135 ACRES 2 ROODS and 153 ACRES respectively, making in all a
total of 288 ACRES 2 ROODS.
Upon the Property is a Commodious Dwelling House, Large Kitchen, Splendid Stone Dairy,
Cow Bails, Piggeries, Coachhouse, &c., &c, all built on nice rising ground, and naturally
drained.
As it happens very seldom in a lifetime that such a farm is offered to the public, farmers, capitalists, and others should not let this opportunity glide carelessly by. As a dairy farm it cannot be surpassed on the coast. Out of the whole, area about 200 acres are cleared and under cultivation, or richly grassed, and within half an hour's drive of the port, which is connected with the Sydney market by three steamers per week. In the event of a creamery ever being erected at Ulladulla, the owner of this farm would have no distance to cart his cream.
As a Gentleman's Residence it would be hard to equal, as it commands a splendid view of the Burrill Lake, which bounds the property on the south.
Taking the bad times into consideration, a person in a position to secure this property
has an independence for the remainder of his life.
It is at present a going concern, and capable of maintaining 70 milking cows.

The annual ploughing matches in connection with the Ulladulla Agricultural and Horticultural Association came off on Friday, the 15th instant, at Milton, and were witnessed, considering the very boisterous state of the weather, by a large number of persons.
In Class I. (for men), there were nine; and in Class II. (for youths under 18 years), four entries. None but swing-ploughs were allowed to compete. The following is the result :—
Class 1. — James Simmons, first prize, £4: Charles Martin, second prize, £3; A. Baxter, third prize, £2; Thomas Green, fourth prize. £1; T. Gould. fifth prize, 10s.
Class lI. — Joseph Petty, first prize, £3; D. Peirnian, second prize, £2; T. Hession, 3rd prize. £1 There being only four entries in this class, only three prizes were awarded.
A substantial luncheon was provided on the ground for the ploughmen and drivers, which was catered for by Mrs. Wheatley.
The gentlemen who officiated as judges were Messrs. M. Berry and D. Boag, of Milton; and Mr. John Watson, of Nowra ; and their decisions seem to have given general satisfaction. The Sydney Mail and New South Wales Advertiser (NSW : 1871 - 1912)
